How it works

First we understand the deal.
Then we build the position a lender will assess.

One page for how an engagement actually runs: where you start, what happens at each step, what it costs, and the three commitments that hold before anything is lodged.

At a glance

Three things people ask before they call.

How long does it take?

Seven-minute call, usually same or next business day. Document review and the written snapshot take about a week. Then the thirty-minute Action Plan meeting. From there, straightforward files reach settlement in three to four weeks; development, SMSF and restructures run longer, and we tell you which yours is at the meeting, not after.

What should I have ready?

Whatever you already hold: two years of financials and tax returns if they exist, the contract or listing if there is one, a rough list of what you own and owe, and your current loan statements. Missing pieces do not stop the first call. Nothing is lodged with a lender and no credit enquiry is made.

What if the answer is no?

You hear it in the first meeting, not after months of silence, and you leave with a written one-to-six-month plan to become fundable. If we have quoted and charged the consulting fee and then cannot deliver what the Action Plan set out, the fee is refunded in full.

The process

Six steps. You pay at step four.

1

A seven-minute call with Priyank

What you are trying to do, and what is in the way. No documents.

2

Your credit guide and document list

Real answers need your numbers. Nobody can give you one without them.

3

We build your financial position

A written snapshot and scenario model of where you actually stand. Unpaid work, before you have committed to anything.

4

The meeting, and your quote

Thirty minutes with Priyank, your position read the way a credit committee will read it. The meeting is at no cost to you. If we can see we are able to deliver, we quote and charge the consulting fee at that point.

5

We discuss your options, with the Action Plan

Structure, lender class, terms and timeframe, walked through with you option by option.

6

We engineer the file, run the lenders, and manage it to settlement

You are updated weekly at minimum, whether or not there is news: who was chased, when, and what came back.

Nothing to pay until step four, and only once we know we can deliver. The complete version of this process, including what happens when the answer is no, is on the Action Plan page.

Or read it running on two real files: a workshop bought for $200,000 less, and a family trust purchase read under the right rule →

Three commitments, already in writing across this site

Before you commit to anything.

No lender sees anything until you say so.

No credit enquiry, no obligation, and no lender sees your file until you say so.

Published, banded, and quoted before you decide.

The call, the document review, the written snapshot of your position and the thirty-minute Action Plan meeting with Priyank are at no cost to you, whichever way the answer goes.

If we don’t secure the offer set out in your Action Plan, your fee is refunded in full.

The refund commitment attaches to the Action Plan you accept: specific structure, lender class, terms and timeframe.

What it costs

No cost until the Action Plan. Fixed and refund-backed after it.

Lender commission is disclosed in writing. Our consulting fee is quoted as a fixed figure in your Action Plan: you see the number, the scope and the refund commitment before you accept anything. The full bands, worked examples and every third-party cost are on What it costs.

Straight answers

Fair questions.

How long does the whole process take, start to finish?

The seven-minute call happens the same or next business day. Document review and the written financial snapshot take roughly a week, then the thirty-minute Action Plan meeting. After that, a straightforward business or commercial file typically reaches settlement in three to four weeks once documents are complete. Development, SMSF and portfolio restructures run longer. You are told which category your file sits in at the Action Plan meeting, not months later.

Is the process the same for a straightforward file?

Yes, and shorter. The seven-minute call, the document list, the written snapshot and the Action Plan meeting run the same way, because the questions that decide a clean file are the ones that decide a complex one: which lender, which structure, and how the case is put. On a clean file the answers come faster, the Action Plan is a shorter document, and the fee reflects that. It is quoted at step four and refunded in full if we do not secure the offer it sets out.

What do I need to have ready before the first call?

Less than most people expect. Bring whatever already exists: two years of financials and tax returns if you have them, the contract or listing if there is one, a rough picture of what you own and what you owe, and current loan statements. Gaps do not stop the conversation, and the first call involves no lodgement and no credit enquiry.

What happens if you decide you cannot help me?

You hear it in the first meeting rather than after weeks of silence, and you leave with a written plan covering the next one to six months so that when you come back, the answer can be yes. If we have already quoted and charged the consulting fee and then cannot deliver the offer set out in your Action Plan, the fee is refunded in full.

When exactly do I pay, and what does the fee cover?

Nothing is payable until step four. Everything before that is at no cost to you: the seven-minute call, the document review, the written snapshot and scenario model, and the thirty-minute Action Plan meeting itself. At that meeting, once we can see we are able to deliver what you need, we quote and charge a consulting fee based on your scenario. It is backed by the refund commitment.

Will any of this affect my credit file?

No. Nothing is lodged with a lender and no credit enquiry is made until you have seen your options and told us to proceed. The whole diagnosis stage happens on our side of the desk.

Next step

Book the seven-minute call.

No credit enquiry, and no lender sees anything until you say so.
